There are many, large, systemic risks in our nations' portfolio.
I look at this from a bit of a different angle. What if the government doesn't care if 20% of buildings go on the market at fire-sale prices? What if Deep Staters plan to use them in the future for 're-education'? It means they wouldn't have to go on a very noticeable building spree where people would be wondering what goes there. If the commercial building blows up now, it could be ready for 'use' once the next presidential election happens. For any who think this is too dark, you can just observe people on the Left who haven't backed down from what they wanted to do during covid years. "You will own nothing and be happy" is still in the wings, whether Klaus Schwabb is around or not.
As Blackrock & their other mortgage banking pals continue to ramp up their "taking of single family homes" when people can't pay their mortgages or decide take the bait and sell out for cash; there will come a point in time when instead of just renting them back out, like they're doing now, I suspect they will stop renting and use this as a means to force people back into the cities. Which are being turned into the so-called 15-minute "smart cities" as fast as they can.
And all these conveniently empty office buildings will have been turned from "Ghost Towers" into "Prison Towers" - composed of little 200 sf "stack & pack apartment cels". And they will herd all these disenfranchised former suburban home-owners, turned renters, and now homeless - into them. And still collect their damn rents, while severely restricting and controlling the people's ability to have enough space to own any goods other than a few sets of clothes - or do anything other than have a (hopefully) warm place to sleep & shit indoors in these little cels. Absolutely zero room for hobbies, small home side businesses, gardens, or anything else that enables creativity, joy, self-sufficiency, etc....
